Fountain Lighting

Several of you may have noticed that over the past few weeks, the timer for the Community fountain's lighting seemed slightly "off." I wanted to let you know that the fountain lighting was checked by the pool vendor on Monday and has been set to run from 5:30pm to 10:00pm as requested by the HOA Board. If you ever see any issues in the future with this fountain lighting or its operation, please contact our office immediately so that we can attend to them immediately.

2012 Assessment Payment Options

Just as a reminder, you can pay your assessment in several ways: 1) Detach the bottom portion of your coupon and mail your payment to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments.” You will need your account number noted on your statement for this option if you have not already setup your account. Please keep in mind that payments made online on Saturday or Sunday or after 5pm will reflect on the following business day; or 3) Download the form from our website and set-up ACH for automatic draft of your assessment. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

2012 Assessment

Your Board of Directors recently met and approved your operating budget for 2012. We would like to inform you that the assessment amount for 2012 will be $1,800.00 for the year, with a monthly assessment amount of $150.00. This is an increase from last year of five (5) percent.

Please remember that assessments are due on the fifteenth (15th) of each month, and considered late after the thirtieth (30th) of each month.

Your 2012 coupon booklet has been ordered and should be on its way to you in the mail shortly (if it hasn’t reached you already). If for any reason you do not receive your booklet by the end of December, please notify us immediately.

Fountain Debris

You may have noticed recently that once again, the Community fountain was not running. Blue Waters was having difficulty with landscaping debris making its way into the Community fountain and affecting the fountain spray. They had to install a debris filter in order to assist with this problem and are working out all kinks with the fountain’s spray.

The Scoop on Doggie Poop

As a friendly reminder, we must ask that all owners or their tenants please pick-up after their dogs and keep them under the control of a leash whenever they are outside in the Community. We have had numerous complaints from homeowners that dog waste is becoming a serious problem at the Community.

For the sake of your neighbors and the overall aesthetic of the Community, we ask that owners dispose of dog waste in the proper trash container as soon as the waste is deposited. Failure to pick-up after a pet is not only against the rules of the Community, but Mt. Pleasant as well.

Fountain Repair Update

We have heard from Blue Waters that the new pump for the Community fountain will arrive next week and will be installed by week’s end. We apologize for the delay with these repairs but the pump was made to order and took longer than anticipated. Blue Waters has assured us that they can complete installation of this new pump in one business day.

Fountain and Landscaping Update

As you may have noticed, the Community fountain has been down due to pump failure. The Board has given approval to have this original pump replaced and the work should be completed in three weeks.

We would also like to inform you that The Greenery will be out at the Community over the next two weeks trimming down the shrubs in front of the windows and walkways as part of their routine Fall maintenance. They will also be trimming up the remaining crepe myrtles.

Hurricane Irene

We would like to report that we are undertaking storm damage mitigation measures for Irene. The priorities include securing amenities and common areas from possible projectiles that could damage property or cause injury.

In preparation for the possible impact of Hurricane Irene, it is important to remember to bring in any objects that can blow away, including garbage cans, lawn furniture, garden tools, grills, plants, etc. and anchor any large objects that cannot be brought inside. We STRONGLY encourage you to visit our website at http://cmgcharleston.com/storms.htm to view additional resources that can help you prepare your home and family, which you will want to do as soon as possible. The stores will be busy and some necessary items may be sold out if you wait too long.

Should there be an evacuation, our staff members are equipped with priority clearance passes and we will be touring communities as soon as a return is authorized. Our vendors are all prepared and on standby to remove obstructions and debris from access roads and secondarily from common areas. Insurance carriers have confirmed their commitment to appraise damage. Our Emergency numbers will be posted on our website as well.

Landscape and Community Fountain Update

We are happy to announce that pine straw applications should be completed by the end of the day. This application includes the Common Areas and the fronts of the townhomes. The Greenery's goal is to get the mailbox beds done by week's end. The Greenery will also begin pruning the crepe myrtles up over the next two weeks.

With regards to the Community fountain, Blue Waters received the light fixture and parts from Hall Fountain today. They plan to install everything this coming weekend (weather depending) and start refilling the fountain. The electrician will meet Blue Waters out there to reconnect the control box and motor and everything should be finished by early next week.

Fountain Update

Burch Electric was out last week to inspect the Community entrance fountain and determined that the fountain motor was inoperable due to water seepage into the fountain’s electrical box. As a result, we had to drain the fountain to pull the motor. The motor has been inspected and the bearings need some work, which should be completed by next week. We are also working on having the fountain light repaired and that should be completed in the next two weeks as well. As always, we appreciate your patience regarding this matter.

Community Clubhouse Reservations

If you are interested in reserving the Community Clubhouse at Lake Hunter Commons, please contact Tina Drahos at (843) 795-8484 ext.330. Reservation deposits and fees depend on the size of your event and a reservation form must be completed before your requested date and time can be reserved.

As a friendly reminder, the reserving homeowner must be in good financial standing with the Association and abide by the Clubhouse Rules/Procedures in order to reserve the Clubhouse.

Pressure Washing

We are happy to announce that B&C Pressure Washing has completed all pressure washing in the Community's Common Areas. As you may have read in our recent newsletter, homeowners can take advantage of this work, as B&C is offering all homeowners discounted rates on
individual townhome pressure washing. B&C is offering pressure washing of individual townhomes with gutter cleaning for $49.95 per home, for cleaning to take place on Thursday, May 12th and Friday May 13th. B&C will charge an additional $10.00 to pressure wash your porch. If you are interested in contracting with B&C for your pressure washing, please call Robert at (843) 327-8761 or via email at bcwashing@comcast.net.

Pool Opening Reminder

As a friendly reminder, the Lake Hunter Commons pool opens on April 1st. The Community pool is for the sole use of Lake Hunter Commons homeowners, tenants, and their guests. Front Entrance Fountain Light

You may have noticed that the light in the Lake Hunter Commons front entrance fountain has not been on these past few weeks. This is due to the fact that the fountain lightfixture is flooded & worn out in several places. We have contacted the original manufactuer (Hall Fountains) to get info on the cost of a newlight vs. the option to refurbish the existing light. These estimates will be provided to the Board at the upcoming March Board meeting and once a solution is decided upon, repairs will be made. In the meantime, we appreciate your patience while we work on this matter.

Mailbox Project

We are happy to report that the Board is in the beginning stages of obtaining quotes to replace the mailboxes at the Community. Replacement will include new wooden, stained, and concreted posts, new mailboxes, and new unit numbers. The Board feels that this not only a much-needed improvement, but one that will greatly improve the overall aesthetic appeal of the Community. We hope to have this project completed by the end of March.

Final Irrigation Repairs Scheduled

We are happy to announce that the final leg of irrigation repairs will be taking place at Lake Hunter on Thursday, February 3rd. These repairs will take about a week to complete and will bring all zones into complete and optimal operation by ensuring that each and every head and nozzle are appropriate for their location and spraying in the proper direction. This will not only improve the overall efficiency of the new irrigation system, but cut down on water costs throughout the year as water will not be wasted on broken heads and misplaced nozzles.

Community Fountain

Over the past few months, we have been having some issues with the Community fountain and its automatic fill. Blue Waters currently has the auto-fill shut off until they can find an in-line filter to help filter out the grit and sand that is affecting the auto-fill. Blue Waters and CMG are monitoring this waste line on a weekly basis and will continue to manually maintain the fountain's level until this filter is obtained. We hope to have this matter resolved as soon as possible.

New Irrigation System Installed

We are happy to announce that the irrigation clock at the Community has been replaced and a new, modern Weathermatic Station has been installed. This new system will monitor environmental factors when conducting the weekly watering and will help to conserve water long-term. We are very excited about this new system and to see the many improvements it will bring to the operation of the Community’s irrigation system.

Pool Closing

Pool Lighting

2010 Annual Meeting

We are happy to announce that the 2010 Lake Hunter Commons Annual Meeting will be held on Saturday, August 21st at 9:00am at the Lake Hunter Clubhouse. You should have received your Annual Meeting mailing last week. We ask that you please review the documents provided and send back your completed questionnaire, ballot, and proxy to our Community Management Group office.

On a separate note, we would like to remind you to keep the drain lines clear to your HVAC systems. We suggest a wet-vac method on the lines, or the consistent use of bleach tabs in the “P-trap.” Consistent maintenance of your unit will not only help prolong its life, but help protect you from mold and damage related to these clogs.

A Few Friendly Reminders

As a friendly reminder, street parking is prohibited at Lake Hunter Commons. Parking on the grass is also not allowed as it causes damage to sprinkler heads. If a sprinkler head is damaged by a homeowner or their tenant/guest, the cost to repair this will be charged to the responsible owner’s account.

We would also like to remind you that the three overflow parking areas are for guests only. Homeowners and tenants are asked not to park there.

Lastly, we have had complaints of homeowners driving in the wrong direction on Natchez Cr.
Please be reminded that after Fountain Lane, Natchez Cr. becomes a one-way street. The speed
limit in Lake Hunter Commons is 15 mph, so please observe the posted limit.

Parking

As a friendly reminder, please do not allow your guests to park on the street. There are several guest parking areas located by the pool and all guests should park there. These guest parking areas are not for homeowners to park in.

Parking on the street contributes to traffic congestion and since much of Natchez is a one-way street, this is of great concern to the Association. Furthermore, many guests have been spotted parking partially on the street and partially on the grass. This damages the grass and sprinkler heads and is very costly. If a homeowner is found to be responsible for these damages, the charge for such repairs will be charged to the homeowner responsible.

Pool Gate

We have received reports in the past about the pool gate at Lake Hunter Commons not closing properly. We have taken the necessary steps to resolve this matter and repair the gate. It seems that someone continues to apply pressure and bend the gate to gain access. National Association of Letter Carriers Food Drive

Many of you may be aware about the National Association of Letter Carriers Food Drive that happens every year on Mother’s Day weekend. All of the food that is collected (last year it was 100,000 pounds) comes to the Lowcountry Food Bank. All homeowners have to do is leave a bag of food at, in, or by their mailbox and the letter carrier picks it up and brings it back to the local post office.

Volunteers Still Needed

2010 Assessment Change

I am writing to inform you of an important matter related to your 2010 assessment billing. As you are aware, your Board of Directors approved the 2010 budget at the same rate as 2009, and unlike previous years your 2010 assessment payment cycle will be monthly instead of quarterly.

You may also know that the Assessments that you paid in December covered December, January and February, 2010. Regrettably, the payment coupons sent to you last month do not reflect this prepayment of January and February of 2010; Your new monthly assessment will be broken into ten (10) monthly payments of $136.50 and will begin on March 15th.

Please disregard the 2010 coupon book you received. Instead, please use the printed coupons we will be sending you this week.

Please also remember that assessments are due on the fifteenth (15th) of each month, and considered late after the thirtieth (30th) of each month.

Visitor Parking Pads

As a friendly reminder, we ask that you please utilize your driveway and garage for your permanent parking. The additional parking pads located throughout the Community are for guest parking. When these spaces are being used regularly by residents, the guests have no where to park. This can result in guests parking on the lawn, which can severely damage the irrigation system.

Furthermore, we ask that you please inform your guests that they must be mindful when parking on the guest pads to only take up one spot. We have had complaints from several of the residents that guests are taking up more than one space when parking, and making it difficult for other visitors to park their cars in that 2nd space.

Dear Homeowners,

Your Board of Directors recently met and approved your operating budget for 2010. We are happy to announce that the assessment amount for 2010 will remain the same as last year at $1,637.98 for the year.

Unlike previous years, the 2010 assessment will be billed monthly instead of quarterly. Because your final 2009 quarterly assessment was billed on December 15, 2009, your 2010 monthly assessments will not begin until March 15, 2010. Therefore, you will only pay ten (10) monthly assessments in 2010 and your annual assessment amount of $1,637.98 will be broken into ten (10) equal payments of $163.80.

Please remember that assessments are due on the fifteenth (15th) of each month, and considered late after the thirtieth (30th) of each month.

Social Committee and Community Newsletter

I would like to take this opportunity to discuss with you some of the items that your Board of Directors is currently working on or considering for the upcoming year.

First and foremost, the Association still needs volunteers for the Social Committee. Joining the Social Committee is not only a great way to meet your fellow neighbors, but to bring about events that help bring the entire neighborhood together. Social events help eliminate homeowner apathy and instill a growing sense of unity amongst the neighbors. Secondly, the Board is working on the production of a Community newsletter, which they hope to have out around Christmas. Happy Thanksgiving & Holiday Safety Tips

On behalf of the entire management team at Community Management Group, I would like to wish you and your families a very healthy and happy Thanksgiving!

Now that Thanksgiving is here and as the Christmas season approaches, the Police Department has asked us to assure you and your neighbors that they are taking measures to combat and prevent the normal increase in criminal activity which occurs this time each year. They also wish to stress the importance of citizens doing their part to protect themselves by not presenting opportunity-criminals with the chance to ruin your holiday. Additional officers will be on high-visibility patrol around shopping areas, banks, and the like. They will also be available to provide bank escorts for businesses that request them.

Particular problems this time of year are theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur. Here are some tips to help protect your home and property:

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them (example: “SCDL 1234567”- using your driver’s license number helps police get recovered stolen items back to the owner).

If Leaving Home:
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away.
• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

Association Manager Updates

Why Do We Need Reserves?

1. Reserve funds meet legal, fiduciary, and professional requirements. A replacement fund may be required by:

i Any secondary mortgage market in which the association participates (e.g., Fannie Mae, Freddie Mac, FHA, VA).

i State statutes, regulations, or court decisions.

i The community’s governing documents.

2. Reserve funds provide for major repairs and replacements that we know will be necessary at some point in time. Although a roof may be replaced when it is 25 years old, every owner who lives under or around it should share its replacement costs.

3. Reserve funds minimize the need for special assessments or borrowing. For most association members, this is the most important reason.

4. Reserve funds enhance resale values. Lenders and real estate agents are aware of the ramifications for new buyers if the reserves are inadequate. Many states require associations to disclose the amounts in their reserve funds to prospective purchasers.

Air Force in Charleston

On Friday, October 2, 2009 at 3:50 p.m. the United States Air Force will perform a low level fly-over of the Citadel Parade Grounds. A C-17 and a B-25 will fly at low levels over James Island, West Ashley and peninsula Charleston. Citizens shouldn’t be concerned about this event. This information was provided to the Charleston Police Department by the USAF Public Affairs Office.

Social Committee

Lake Hunter Commons is looking for volunteers to serve on a social committee to organize community events. The expectation is to have at least two events each year that involve the whole community. Some suggestions were a covered dish event or an oyster roast. If you are interested in helping organize such events, please contact me directly.

Budget

The Board together with Community Management Group is working hard on the 2010 budget. We are renegotiating contracts, collecting bids and reviewing the previous year’s financial reports in order to create the most accurate budget. An initial draft will be presented to the Board before the end of the month. A finalized copy will be mailed to each owner once approved. Additionally, the assessments will be billed monthly beginning in March 2010. You still have the option to pay the quarter in advance with no penalty. However, the monthly payment seems to be a bit of a relief for many homeowners during this harsh economic time.

Congratulations to Bill Dobbins, Debbie Bryant and Lorraine Walker who were reelected to the Board of Directors. Ms. Bryant will continue to serve as President, Mr. Dobbins will serve as Vice President, Sandra Weathers will serve as Treasurer, while Lorraine Walker and Frances Palmer will continue to serve as Directors at Large. Thank you to everyone who attended.

Parking

Please remember that parking on the grass is strictly prohibited. The irrigation system that runs throughout the community is often damaged by vehicles driving over the turf. The sprinkler heads are destroyed and the expense to the association for the repairs can be quite costly. Also, please utilize your driveway and garage for your permanent parking. The additional parking pads located throughout the community are for guest parking. When these spaces are being used regularly by residents the guests have no where to park. This can result in guests parking on the lawn.

The website will issue a password that will be emailed to you usually within 24 hours. Once you’ve received the password you will be able to safely pay your assessments online, create, modify and view recurring payments and review your account transaction history in real time.

Lake Hunter Clubhouse

The Lake Hunter Clubhouse is open for the use of Lake Hunter property owners and their accompanied guests. Member deposit fees range from $75.00 for small parties of 10 or less to $200.00 for large parties of 51 to 75. Arrangements must be made at least one week in advance to pick up the keys for the Clubhouse. Private events are scheduled on a first come first served space available basis. The hosting property owner must be in attendance at any scheduled event. City of Charleston Leash Laws

Recently, there have been several reports of neighborhood dogs roaming the community without proper restraints. An Ordinance to amend the Code of the City of Charleston, South Carolina, Chapter Five, Sections Four and Five to prohibit the use of voice control to restrain animals and require the use of a leash or other means of physical control became effective March 1, 2009. If an aggressive animal is sighted on property please don't hesitate to contact the police department immediately. All dogs should be properly restrained with a leash at all times.

Lake Hunter Pool

The pool is open and ready do go, but be careful the water is still pretty chilly. Please see the full set of rules which are posted in the pool area. Below are a couple of important reminders.

The pool and clubhouse are for the use of the owner’s and their invited guests.
Anyone under the age of 18 must be accompanied by an adult at all times.
Solo swimming is prohibited.
Glass in any form is strictly prohibited in the pool area.
Pets are restricted from entering the pool and clubhouse area.

Fountain

The fountain has been working sporadically over the last couple of weeks. This was due to a faulty fill valve which needed to be ordered. During the delivery time, the vendor was manually filling the fountain when he was on-site allowing it to work until the water level dropped. The valve was replaced this week and the fountain should be working now.
